About the role

We’re looking for an experienced Commercial Manager to join our South West region based at our Head Office, Ringwood. Your role is to oversee our construction activities within the region and maximise the effectiveness of the commercial function, ensuring adherence to all company policies and procedures, as well as obtaining estimates and budgets prior to construction.

Reporting to the Regional Managing Director, you will work closely with your Colleagues across the regional Construction, Technical, Design and Planning teams to ensure that the budgets for the region’s sites are budgeted, monitored and reported in a cost-

effective way. You’ll be working with our external contractors, suppliers and consultants; agreeing trading terms and contract negotiations.

You’ll be responsible for preparing construction budgets, monitoring costs, preparing schedules, estimates, making payments and monitoring procurement of subcontracts and materials within the region.

You’ll have considerable financial responsibility, including overseeing the preparation of construction budgets and support to the team in the resolution of disputes.

As you provide advice and guidance on this range of financial matters, you’ll build key external relationships, including frequent negotiation with sub contractors and suppliers.

You’ll also have supervisory responsibility for the Commercial team.

Responsibilities include :

  • Reviewing ABC rates at Land and Planning stage
  • Overseeing budgets and checking estimates
  • Monitoring the application of agreed policies and procedures
  • Analysing monthly CBR reports and investigating discrepancies
  • Sourcing new products and methods
  • Assessing staff requirements and performance / recruitment
  • Hours of work are 9.00am to 5.30pm Monday to Thursday and 9.00 to 5.00pm on Friday, with one hour for lunch. The role may occasionally involve visits to our regional offices and construction sites throughout the country so you’ll need to have a valid Driving Licence.

    About you

    We’re looking for a commercially astute negotiator with proven experience in a surveying and estimating field. You’ll be comfortable preparing bills of quantities using standard surveying techniques and terminology, as well as familiarity with COINS software / estimating software packages.

    You’ll hold an appropriate construction or technical degree (HND minimum), along with detailed knowledge and understanding of current building regulations, construction methods and products.

    Knowledge of the use of Modern Methods of Construction, Construction Law and Health & Safety regulations is highly desirable but not essential.

    We’d love it if you had previous house building and contracting experience.

    Initiative and flexibility are key as you’ll be managing a range of large projects and making regular decisions. With strict construction deadlines and responsibility for compliance, you’ll be highly organised and have great attention to detail.

    Advanced knowledge of Excel is essential, along with strong analytical and numerical skills.
